The honest answer is that it depends on how far the corrosion has spread, and nobody can know that for sure until the damaged concrete is opened up. But you can understand what drives the price, what typical ranges look like, and how to make sure you're comparing quotes fairly.
Typical price ranges
Published industry guides for 2026 put Sydney concrete cancer repairs in roughly these bands:
Small, localised repair
A balcony edge, a column, a soffit patch
A single balcony with moderate damage
Depending on severity and access
Façade remediation
Needing access equipment, engineering and coatings
Whole-building strata programs
Across several elevations and balconies
These are guides only. The real cost of your job depends on the factors below, and that's why a site inspection comes before any fixed quote.
What drives the cost
Seven things decide where your job lands in those ranges. The first one matters most.
How far the corrosion has spread Biggest factor
Surface signs often understate the damage, and once concrete is broken out, the corroded steel can run further than expected. Good quotes explain how this is handled, usually with a rate per extra square metre.
Steel condition
Bars that can be cleaned and treated cost far less than bars that have lost too much section and need replacing.
Access
Ground-level work is cheapest. Balconies on upper floors, façades and soffits over walkways need scaffolding, a swing stage, an elevated work platform or rope access. Access can be a large share of the total.
Engineering
Structural elements like balconies, beams and columns often need a remedial engineer to specify the repair and sign off. Engineering fees are usually separate.
Waterproofing
If water is getting in from above, such as a failed balcony membrane, it has to be fixed too or the corrosion will come back.
Waterproofing explainedProtective coatings and anodes
Anti-carbonation coatings and sacrificial anodes add cost but extend the life of the repair, especially on coastal buildings.
Occupied buildings
Staging work around residents, protecting finishes and managing noise and dust all take time.
Why early repair is much cheaper
Concrete cancer doesn't stop on its own. Corrosion keeps spreading along the steel, so a problem that's a few thousand dollars when the first rust stain appears can become a major job once the steel is badly compromised.
Industry guides describe early defects in the tens of thousands growing to hundreds of thousands once structural reinforcement is affected. Know the early warning signs.
How the cost grows
The cheapest concrete cancer repair is almost always the one done soonest.
no.
Is concrete cancer covered by insurance?
Strata and home insurance policies usually treat concrete cancer as gradual deterioration or a building defect, not an insured event. In strata buildings, that usually means the owners corporation pays from the capital works fund or raises a special levy. Check your own policy wording to be sure.
How to compare quotes fairly
A cheap quote often means a smaller scope, not a better price. When comparing, check that each quote:
- Describes the full repair method: breaking out behind the steel, treating or replacing the steel, primer, repair mortar and protective coating
- Explains how extra damage found during the work will be priced
- Includes or clearly excludes access equipment, engineering and waterproofing
- States the workmanship warranty
- Comes from a licensed builder (and, for apartment buildings, a Registered Building Practitioner under the NSW Design and Building Practitioners Act)
Watch for "patch and paint". If a quote only mentions it, ask what happens to the corroded steel. Patching over rust usually fails within a few years. Why patch repairs fail
Tips for strata buildings
- Get the whole building inspected rather than fixing one balcony at a time. Bundling the work usually reduces access and setup costs.
- Ask for a staged program if the budget needs spreading over more than one financial year.
- Make sure the scope covers the waterproofing and drainage causing the corrosion, not just the visible damage.
Repair cost FAQ
Can you give me a price over the phone?
Not reliably. Photos help us give a rough guide, but a site inspection is needed to see the extent of the damage and the access involved.
Why did my repair cost more than the quote?
Usually because more corroded steel was found once the concrete was opened up. A good quote sets out the rate for extra work in advance, so there are no surprises.
How long does concrete cancer repair take?
A single balcony or small area might take a few days to a couple of weeks, depending on curing times and coatings. Whole-building programs can run for months.
Is it safe to buy an apartment with concrete cancer?
It can be, if you know the extent and who's paying. Check the strata report, capital works fund and any engineer's reports before you commit.
Want a clear, itemised price?
Stamm Remedial inspects the damage, explains the repair method and gives you a fixed scope with clear rates for anything extra.
